A ‘custom buildout’ in the serviced office world is a large private office suite or full floor that has been designed and built by the serviced office provider, according to the wants and needs of the generally longer term tenant. A custom buildout will take into consideration any particular layout, desk shape or size, meeting room and/or office dimensions—and of course, company branding. A custom buildout is regarded as ‘one step’ below a managed office solution, which in turn is largely considered ‘one step’ closer to a traditional office lease.

HOW IT WORKS

Due to the costs associated with customisation, serviced office providers will generally require a longer term license agreement be agreed before commencement. This could range from 12 months to anything up to 24 months or beyond, dependant on the level of customisation requested. In addition, providers will often require a minimum of 8-10 week’s lead time for a custom buildout, so this must be taken into consideration if customisation is required.
